This text analyzes the residential rental market from a sociological perspective, highlighting its growing relevance in the face of the expanding "tenantization" process. The chapter's objective is to construct a comprehensive conceptualization of this market, breaking it down into four dimensions: what is exchanged (the right to temporary use of housing); who intervenes (owners, tenants, and brokers with diverse interests and unequal positions); how the exchange is carried out (through formal regulations, informal norms, social networks, and power relations); and at what price (the product of complex social and economic negotiations, not a purely commercial logic). The chapter highlights how, in the face of declining access to home ownership, rental ownership is consolidating as the dominant form of housing tenure, redefining urban dynamics and deepening social inequalities. It highlights the segmentation of the market into submarkets (long- and short-term rentals, formal and informal) and the growing hybridity between them. The text proposes understanding the rental market not as an abstract space, but as a social construction marked by conflicts, inequalities, and power relations.
