The Andean piedmont of Mendoza Metropolitan Area (MMA), Argentina, has physical characteristics that make it an area of high vulnerability to human settlements. Although this is currently the recipient of an important part of the AMM urban growth, which in the absence of clear lines of planning, occupies the territory in a disjointed manner, juxtaposing incompatible uses. In this paper different cases of existing developments were analized, in order to identify the problems within the residential sector, associated with social fragmentation and environmental degradation, both in informal settlements, social housing neighbourhoods and gated communities. The results are aimed to be the basis for the theoretical guidelines that meet the environmental characteristics of the area, which will allow ordering future urban expansion in the area, in response to a social and environmentally balanced model.
