Over the last 50 years, the metropolization process of cities in Latin America has been expressed under the shape of two articulated phenomena: urban elitization and reduction in the size of apartments. Both phenomena are associated to the gentrification concept, which refers to territorial transformations and its price structure that generate dynamics of displacement /expulsion of certain population groups. In the case of the Autonomous City of Buenos Aires (CABA), this research intends to analyze the evolution of macroeconomic variables, exchange and inflation rates, and its link with urban trends. In order to estimate the loss of purchasing power in terms of rental (PPA) for the decile distribution of tenants of each commune of the city, the following information from three sources is considered: a) georeferenced data of apartments offered for rent on the internet; b) participation of rental expenditure in the household budget, based on the National Household Expenditure Survey - INDEC; and c) spatial distribution of the different income deciles of tenants, from the Annual Household Survey - GCBA. The results show that in 2018 there was an increase in the exchange rate of 120% in parallel to a rent inflation of 33%, with a consequent loss of average purchasing power in the particular rent item of 11.2%, being the deciles of tenants 2 and 6 the most affected. These effects reveal the notorious difficulties of access to formal housing in a context in which registered employees have experienced a fall in their real wages of between 15% and 20%.
