The Buenos Aires Metropolitan Area (AMBA) is the most important urban agglomerate in Argentina. Towards the south, no more than twenty kilometers from the central city - after Argentine convertibility (1991-2002) -, the dynamics of urban renewal, valorization and verticalization became more dynamic. In this paper, within the framework of research funded by CONICET and Font-Agencia, we seek to make an interpretative description of the dynamics of renewal, taking the case of a polygon in the municipality of Quilmes, Province of Buenos Aires. The aim is to account for the process based on a locational analysis of the renewal enclaves, the local dispersion and/or spillover of the business model, and the profile of the localized investment. We understand that the process manifests itself in a particular way, while developing in an area historically inhabited by middle/middle-high income sectors, making the renovations vertical spaces (away from the ground) and with identities specific to the place, moving away from the classic theories of elitization and gentrification. We will work with a qualitative methodology with quanlitative and quantitative support.
