The objective of this paper is to study the relationship between the size and measurements of land, in particular the surface, the front and the long, and the value per square meter of urban land. We start by evaluating the ideas and studies proposed by Fitte and Cervini (1939) widely disseminated in the valuation of urban real estate and whose results are reflected in the coefficients that are applied in urban land appraisal. Different econometric techniques are applied, where the value of the land is a function of the front, long or the surface of each lot, among other independent variables. Initially it was evaluated use of simple comparative techniques, for later include more recent developments such as spatial econometrics. We used data from the real estate market and other geographical featuresconstructed by spatial analysis based on open data constructed and collected in the "Territorial Real Estate Study.of the Province of Córdoba, Argentina. Replicating the development of Fitte and Cervini (1939), with current market data, we arrived some similar conclusions. Nevertheless, by considering only the effect of the surface on the unit value of the land, and the application of spatial econometrics techniques to eliminate biases of spatial autocorrelation, we find a structure of surface coefficients ranging from 1.2 for lots small up to 0.9 for lots close to 1500 square meters.
