In this paper we consider the south frontier of Buenos Aires during the 2nd half of the 19th century as an eloquent laboratory to examine property rights and normative and institutional changes. It is characterized as an area that articulates the official expansion and diverse agents and ethnic sectors, with their own ethnic adscriptions and cultural traditions, and wtih different uses of the soil and of the resources. Firstly, we summarise the National State formation, the constitutional process and the new juridical order. Then, we attend the liberal post-rosista review, the main institutional changes and their impact in property rights on lands of different socio-ethnic sectors, considering in conjunction the independent legislation of public provincial lands with the indigenous lands and the definition of property in the mid-long term. We underline the importance of considering spatial and conjunctural variables and the interaction between legislation and social practice for a better understanding of the liberal order building.
