Mar del Plata, el “mercado inmobiliario del ocio”: La industria de la construcción entre 1930 y 1981

Abstract

El presente artículo analiza la evolución de la industria de la construcción en una ciudad muy particular, ligada al turismo nacional y a la configuración histórica del “mercado inmobiliario del ocio” más grande del país, como lo fue Mar del Plata (provincia de Buenos Aires, Argentina) en el periodo 1930-1981: coincidiendo con el despegue y repliegue de la actividad no sólo a nivel local, sino también nacional. El lugar geográfico privilegiado en la costa atlántica, y su cercanía con respecto a la capital del país, generaron una marcada especificidad: la construcción se definió como un factor inherente a la naturaleza misma del “primer balneario argentino” evidenciando una simbiosis con el turismo, pero también cierta dependencia. Comparado con el resto de las ciudades argentinas, el caso revela diferencias en términos cualitativos y cuantitativos. La elevada densidad de construcción se mantuvo en todo el periodo rivalizando con los principales centros urbanos, pero dejándolos atrás en lo que refiere al volumen edificado por habitante. Ello explica una de las características atípicas y sorprendentes del balneario frente a otros itinerarios.

This article analyzes the evolution of the construction industry in Mar del Plata (province of Buenos Aires, Argentina), from 1930 through 1981. Mar del Plata is a very particular city, linked to national tourism and with the historical configuration of a real estate leisure market. The chosen time period coincides with the take-off and withdrawal of the construction activivity at the local, as well as the national level. Its privileged geographical location on the Atlantic coast, and its closeness to the country’s capital city, generated a marked specificity: construction was defined as an inherent factor in the nature of the “first Argentine summer beach resort”, showing a symbiosis and certain dependence with tourism. In comparison with the rest of the Argentine cities, the fact reveals differences in qualitative as well as in quantitative terms. The high building rate was kept throughout the period, competing with the main urban centers, but surpassing them as for the volume built per inhabitant. This explains one of the atypical and surprising features of the summer beach resort, compared to other tourist destinations.
