El papel de los desarrolladores urbanos en la expansión de los destinos turísticos argentinos: Un análisis a partir del estudio de sus estrategias

Abstract

La emergencia de urbanizacionescerradas y otros productos inmobiliarios de corte exclusivo enlocalidades pequeñas e intermedias del interior del país, yespecialmente en destinos turísticos, es un fenómeno propio de lasprimeras décadas del siglo XXI, que responde a circunstanciasespecíficas y características del patrón de acumulaciónpostconvertibilidad. El objetivo del trabajo es analizar el rol delos desarrolladores inmobiliarios en la expansión y consolidaciónde estos productos inmobiliarios, haciendo énfasis en la relevanciaque tienen en destinos turísticos. Se busca aportar a un panoramanacional de la cuestión, estudiando las estrategias fundiarias, definanciamiento, de ubicación y de promoción de estos actores, endistintos puntos del país. Se emplea un análisis multiescalar conun enfoque inductivo, a partir de la revisión de bibliografíaacadémica disponible sobre el tema, y el estudio de fuentessecundarias, así como de avances propios en el noreste de San Luis yTraslasierra (Córdoba). Se propone que la emergencia y consolidaciónde este actor de la producción del espacio urbano es parte de unpanorama de financiarización “rústica” de la vivienda,articulado a la hibridación de prácticas de distinción social,inmobiliarias y turísticas.

The emergence of gated communities and other exclusive real estate products in small and intermediate towns in the interior of the country, and especially in tourist destinations, is a typical phenomenon of the first decades of the 21st century, which responds to specific circumstances and characteristics of the post-convertibility accumulation pattern. The aim of this paper is to analyze the role of real estate developers in the expansion and consolidation of these real estate products, emphasizing their relevance in tourist destinations. The aim is to contribute to a national overview of the issue, studying the founding, financing, location and promotion strategies of these actors in different parts of the country. A multiscale analysis with an inductive approach is used, based on the review of available academic literature on the subject, and the study of secondary sources, as well as our own advances in the northeast of San Luis and Traslasierra (Córdoba). It is proposed as an interpretation that the emergence and consolidation of this actor in the production of urban space is part of a panorama of "rustic" financialization of housing, articulated to the hybridization of practices of social distinction, real estate and tourism.
